West of UF/East of I-75 off Newberry Road

Popular for its proximity to both UF and North Florida Hospital, as well as its convenience to I-75, this area of town continues to attract residents who want more affordable housing close to the heart of town. Surrounded by amenities, such as Gainesville Health and Fitness, a movie theater, an abundance of restaurants, businesses, and nature parks, this area has a lot to offer. 

Single family homes here are typically a bit older; most are from the 1960s, with a few as new as the early 2000s. While many have been extensively renovated, their prices will reflect the scope of work done, making them a less affordable option for the first-time buyer. One very affordable option for new homeowners are condos and townhomes, both of which can be found in this area.
